Hamilton at a glance
A few things worth knowing about the city, whether you've grown up here or you're thinking about the move.
- Kirikiriroa. The city's Māori name was first the name of a large pā on the western bank of the Waikato River, where hapū of Tainui descent lived from the 1400s.
- On the Waikato River. New Zealand's longest river runs 425 km from Lake Taupō to Port Waikato, and about 16 km of it flows through the city.
- The largest inland city. Hamilton is New Zealand's largest inland city and the main centre of the Waikato.
- Up the expressway. Auckland is about 130 km north, and the four-lane Waikato Expressway runs from the Bombay Hills past the east side of the city.
- Hamilton Gardens. In Hamilton East, with award-winning themed Enclosed Gardens including the Indian Charbagh, Chinese Scholars' and Italian Renaissance gardens.
- Study in town. The University of Waikato, founded in 1964, is in Hillcrest, and Wintec, which began in 1924 as Hamilton Technical College, has campuses around the city.
- Fieldays. Each June it fills the Mystery Creek Events Centre near Hamilton Airport, and it's billed as the Southern Hemisphere's largest agricultural event.
- Two towns, one city. Hamilton East and Hamilton West grew up on opposite banks of the river and joined as one borough in 1877.
What's Hamilton like as a place to live?
Hamilton grew from two military redoubts on opposite banks of the Waikato in 1864, and the river still splits the city into an east side and a west side joined by bridges, with riverside walkways along much of it.
These days it's the main centre of the Waikato, kept busy by students, Fieldays and the farming calendar, with Auckland up the expressway and Tauranga just over the Kaimai Range.
Buying your first home in Hamilton
First home buyers made up about 33% of Hamilton purchases so far in 2026, around 8 points above normal, according to the Cotality-Westpac First Home Buyer Report published in May. Standalone houses were almost 90% of first home purchases in Hamilton, as they were in Tauranga and Dunedin.
Most lenders look for a 20% deposit, but the Kāinga Ora First Home Loan lets eligible buyers start from 5%, and once you've been in KiwiSaver for 3 years you may be able to withdraw most of your savings towards your first home.
A lot of the city's newer housing is in Rototuna, Rotokauri and Peacocke, one of Hamilton's largest growth areas, and lenders can look at a new build a little differently from an existing home.
Prices move from month to month, so for up-to-date values around Hamilton, Cotality's Home Value Index is a good place to look.

Common questions
Can I buy my first home in Hamilton with a 5% deposit?
You may be able to with a Kāinga Ora First Home Loan, which has income and other criteria and works the same way anywhere in New Zealand. Without one, most lenders look for 20%, and each lender has its own rules.
Can I use my KiwiSaver to buy in Hamilton?
If you've been in KiwiSaver for at least 3 years, you may be able to withdraw your savings for your first home, leaving a small balance in the account, and put it towards your deposit.
Does a new build in Peacocke or Rototuna change anything?
It can. New builds are treated a little differently by many lenders, a smaller deposit can sometimes apply, and a build contract is usually paid out in stages, so it's worth mentioning when you start the check.
Can I enquire from anywhere in Hamilton?
Yes, from any suburb in Hamilton, on either side of the river.
What happens after I start the check?
