New Plymouth at a glance
A few things worth knowing about the city, whether you've grown up here or you're thinking about the move.
- Ngāmotu. The council's website names the main urban centre as New Plymouth (Ngāmotu), and the Govett-Brewster Art Gallery and Len Lye Centre, Puke Ariki and Pukekura Park are among its city venues.
- Ngā Motu, the islands. Seven islands and a group of low sea stacks lie just offshore. They're the remains of an ancient volcano about 1.75 million years old, older than Taranaki Maunga, and James Cook named them the Sugar Loaf Islands in 1770.
- Seabirds and a marine area. Nineteen seabird species use the islands, with roughly 10,000 seabirds nesting there, and the marine protected area was established in 1986 and covers 749 hectares.
- Te Papa-Kura-o-Taranaki. The national park, formerly Egmont National Park, covers about 34,000 hectares including Taranaki Maunga and the Pouākai and Kaitake Ranges.
- The Coastal Walkway. The paved path runs 13.2 km from Pioneer Park at Port Taranaki to the eastern side of Bell Block Beach, passing the Wind Wand, a midpoint near the northern end of the CBD.
- Te Rewa Rewa Bridge. The 83 m bridge over the Waiwhakaiho River is designed to resemble a breaking wave or a whale skeleton, and it opened on 5 June 2010.
- A walkway built in stages. Construction began in October 1999, the walkway was formally opened on 20 December 2003, and the extension to Bell Block Beach opened in December 2014. Work on an extension to Waitara began in July 2024.
- More than the city. The district takes in Bell Block, Ōākura, Inglewood, Waitara and Okato, each with its own hall, pool or both.
What's New Plymouth like as a place to live?
New Plymouth faces the sea, with the Coastal Walkway running along the waterfront from Port Taranaki to Bell Block Beach and Taranaki Maunga filling the skyline on a clear day. The city centre, Pukekura Park and the main beaches are all linked by that path.
The wider district reaches from Waitara and Bell Block through to Ōākura and Okato, with Inglewood inland, so a New Plymouth address can mean a city suburb, a beachside neighbourhood or a small town of its own.
Buying your first home in New Plymouth
A LIM is the council's starting point for flooding and other natural hazards on a particular property, and New Plymouth District Council says it can show areas prone to ponding or flooding in heavy rain. The council also publishes a liquefaction vulnerability map from a 2021 assessment, sorting land into liquefaction damage possible, unlikely or undetermined. The council says the map is neighbourhood-level guidance, not a description of an individual property, and that it can't advise on any effect on value or insurance.
Most lenders look for a 20% deposit, but the Kāinga Ora First Home Loan lets eligible buyers start from 5%, and once you've been in KiwiSaver for 3 years you may be able to withdraw most of your savings towards your first home.
Lenders can treat a new build a little differently from an existing home, and a deposit of around 10% can sometimes be enough for one. If you're looking at a newer area like Bell Block or Highlands Park, it's worth mentioning when you start the check.
If you're looking at a lifestyle block or a rural property out of town, it's worth mentioning that when you start the check, because lenders can look at those differently from a standard house on a suburban section.
Prices move from month to month, so for up-to-date values around New Plymouth, Cotality's Home Value Index is a good place to look.

Common questions
Can I buy my first home in New Plymouth with a 5% deposit?
You may be able to with a Kāinga Ora First Home Loan, which has income and other criteria and works the same way anywhere in New Zealand. Without one, most lenders look for 20%, and each lender has its own rules.
Can I use my KiwiSaver to buy in New Plymouth?
If you've been in KiwiSaver for at least 3 years, you may be able to withdraw your savings for your first home, leaving a small balance in the account, and put it towards your deposit.
What's liquefaction, and does it matter when buying in New Plymouth?
Liquefaction is when earthquake shaking raises the water pressure in loose, saturated soil and temporarily weakens the ground. The council has a vulnerability map for the district, but says it's neighbourhood-level guidance, so a builder's report and the LIM are the usual places to start for a particular property.
Is a new build in New Plymouth treated differently?
It can be. New builds are treated a little differently by many lenders, a smaller deposit can sometimes apply, and a build contract is usually paid out in stages, so it's worth mentioning when you start the check.
Can I enquire from anywhere in New Plymouth?
Yes, from any suburb or town in the New Plymouth District, including Bell Block, Waitara, Ōākura and Inglewood.
What happens after I start the check?
