First home buyers Tauranga: a local guide

Tauranga sits between a big sheltered harbour and the ocean beaches, with Mauao at the harbour entrance, and the first home buyers Tauranga sees each year can choose between the Mount, Pāpāmoa and the established western suburbs. Here's a local guide, and a simple way to have a home loan specialist get in touch.

What can you talk through with a home loan specialist in Tauranga?

Whether it's a first home in Welcome Bay or Greerton, a new build in Pāpāmoa East or The Lakes, or an older place in Ōtūmoetai, the questions tend to be similar. How much deposit you'll need, whether a First Home Loan or your KiwiSaver can help, and how a lender looks at your income all come into it, and the answers can differ from one lender to the next.

Answer a few quick questions in our readiness check and we'll pass them to one home loan specialist, who can get in touch, usually within one working day, to talk it through with you.

Tauranga at a glance

A few things worth knowing about the city, whether you've grown up here or you're thinking about the move.

  • Tauranga Moana. Tauranga means landing place, and Tauranga Moana is home to three iwi, Ngāti Ranginui, Ngāi Te Rangi and Ngāti Pūkenga, whose territory runs from Bowentown to Pāpāmoa and inland to the Kaimai Range.
  • Mauao. The maunga at the harbour entrance is sacred to the iwi of Tauranga Moana and to Waitaha. It's owned by local iwi and cared for jointly by the Mauao Trust and the city council.
  • A big natural harbour. Te Awanui, Tauranga Harbour, is a tidal estuary stretching from Mauao to Bowentown, sheltered from the open sea by Matakana Island.
  • The port at the Mount. The Port of Tauranga works from wharves at Mount Maunganui and Sulphur Point, with rail links to Hamilton, Auckland and the central North Island.
  • One city since 1989. The harbour bridge opened in 1988, and a year later Mount Maunganui, Ōmanu and Pāpāmoa became part of Tauranga.
  • Over the Kaimai Range. Hamilton is about 107 km away on the other side of the range, and the Kaimai Tunnel has linked the two since 1978.
  • Where it began. The city grew from a mission at Te Papa in the 1830s, and the mission house, The Elms, still stands. Gate Pā, on the Pukehinahina ridge, was the site of a famous battle in 1864.
  • A campus in town. The University of Waikato has its Tauranga campus in the city centre.

What's Tauranga like as a place to live?

Tauranga is a city shaped by water. The harbour wraps around the city centre and the western suburbs, while Mount Maunganui, Ōmanu and Pāpāmoa run along the ocean beach on the far side of the harbour bridge, so you're never far from a beach or an estuary.

It's the largest city in the Bay of Plenty, with the port, horticulture and a steady stream of people moving for the lifestyle all part of the mix, and Hamilton an easy drive over the Kaimai Range.

Buying your first home in Tauranga

First home buyers made up about 23% of Tauranga purchases so far in 2026, well up on the city's own average of about 17%, according to the Cotality-Westpac First Home Buyer Report published in May. Standalone houses were almost 90% of first home purchases in Tauranga, as they were in Hamilton and Dunedin.

Most lenders look for a 20% deposit, but the Kāinga Ora First Home Loan lets eligible buyers start from 5%, and once you've been in KiwiSaver for 3 years you may be able to withdraw most of your savings towards your first home.

Tauranga City Council is planning new communities at Te Tumu in Pāpāmoa East and at Tauriko West, and The Lakes and Pyes Pā already have plenty of newer streets, so it's worth knowing lenders can look at a new build a little differently from an existing home.

Prices move from month to month, so for up-to-date values around Tauranga, Cotality's Home Value Index is a good place to look.

Common questions

Can I buy my first home in Tauranga with a 5% deposit?

You may be able to with a Kāinga Ora First Home Loan, which has income and other criteria and works the same way anywhere in New Zealand. Without one, most lenders look for 20%, and each lender has its own rules.

Can I use my KiwiSaver to buy in Tauranga?

If you've been in KiwiSaver for at least 3 years, you may be able to withdraw your savings for your first home, leaving a small balance in the account, and put it towards your deposit.

Is a new build in Pāpāmoa East or The Lakes treated differently?

It can be. New builds are treated a little differently by many lenders, a smaller deposit can sometimes apply, and a build contract is usually paid out in stages, so it's worth mentioning when you start the check.

Can I enquire from anywhere in Tauranga?

Yes, from any suburb in Tauranga, from Mount Maunganui and Pāpāmoa to Bethlehem, Welcome Bay and Pyes Pā.

What happens after I start the check?

We pass your answers to one home loan specialist, who can get in touch, usually within one working day. There's no obligation and no credit check to enquire, and Online Mortgages is a referral service, not a lender or adviser.
