First home buyers Queenstown: a local guide

Tāhuna sits on the shore of Lake Whakatipu with mountains on every side, and the first home buyers Queenstown sees each year can look at central Queenstown, Frankton, Arthurs Point and the basin communities out to Arrowtown. Here's a local guide, and a simple way to have a home loan specialist get in touch.

What can you talk through with a home loan specialist in Queenstown?

Whether it's a unit in Frankton, a townhouse in Fernhill or a first home at Shotover Country, the questions tend to be similar. How much deposit you'll need, whether a First Home Loan or your KiwiSaver can help, and how a lender looks at your income all come into it, and the answers can differ from one lender to the next.

Answer a few quick questions in our readiness check and we'll pass them to one home loan specialist, who can get in touch, usually within one working day, to talk it through with you.

It takes about 90 seconds, then we put you in touch with someone who can talk through your options, and there's no credit check to enquire.

Queenstown at a glance

A few things worth knowing about the town, whether you've grown up here or you're thinking about the move.

  • Tāhuna. Before European settlement Māori knew the area as Tāhuna, an important stop on seasonal food-gathering journeys, and tribes moved through the Whakatipu Basin in search of food and pounamu.
  • Ngāi Tahu. They made their home in Te Waipounamu, the South Island, over 800 years ago.
  • Lake Whakatipu. It covers 290 square kilometres, is 84 km long and up to 5 km wide at its widest point.
  • First sight. Nathaniel Chalmers was the first European to see the lake, in 1853, guided by the Māori chief Reko. Reko returned in 1856 with three men who were the first European men to stand on its shores.
  • Gold. The first gold was found by the Arrow River in 1862, and within a few months two farmhands struck gold on the Shotover River at Arthurs Point.
  • Founded in 1863. Queenstown was founded during the height of the Otago gold rush. It was first called Camptown before it was renamed, reportedly because it was fit for Queen Victoria.
  • The Earnslaw. The TSS Earnslaw, the Lady of the Lake, began operating on the lake in 1912, with its maiden voyage from Kingston.
  • Adventure firsts. Bill Hamilton installed a rope ski tow at Coronet Peak in 1947. By 1960 commercial jet boats ran on the Shotover and Kawarau rivers, commercial rafting began in 1974, and the commercial bungy launched at Kawarau Bridge on 12 November 1988.

What's Queenstown like as a place to live?

Queenstown wraps around its bay on Lake Whakatipu, with the town climbing the slopes behind and the communities of the basin spread along the lake and the rivers, from Frankton and Arthurs Point to Lake Hayes and Arrowtown, which is about 20 minutes' drive away.

The Queenstown Lakes District is bigger than Queenstown itself. The council also covers Wānaka, Glenorchy, Kingston and Hāwea, so a Queenstown Lakes address can be in any of them. This page is about Queenstown and the basin, but the check works the same wherever you're looking.

Buying your first home in Queenstown

A LIM from Queenstown Lakes District Council covers special features of the land, including known hazards such as potential erosion, slippage, subsidence or flooding, and it can only include information the council holds. A LIM can take up to 10 working days, so it's worth knowing that when you're planning how long a purchase will take.

Most lenders look for a 20% deposit, but the Kāinga Ora First Home Loan lets eligible buyers start from 5%, and once you've been in KiwiSaver for 3 years you may be able to withdraw most of your savings towards your first home.

Lenders can treat a new build a little differently from an existing home, and a deposit of around 10% can sometimes be enough for one. If you're looking at a newer area like Shotover Country or Lake Hayes Estate, it's worth mentioning when you start the check.

Queenstown has plenty of visitor accommodation, and some homes have been used as holiday lets. If a property has been run that way, or you're planning to rent out a room or a unit, it's worth mentioning when you start the check, because a lender can look at that differently from a home you'll live in yourself.

Prices move from month to month, so for up-to-date values around Queenstown, Cotality's Home Value Index is a good place to look.

Common questions

Can I buy my first home in Queenstown with a 5% deposit?

You may be able to with a Kāinga Ora First Home Loan, which has income and other criteria and works the same way anywhere in New Zealand. Without one, most lenders look for 20%, and each lender has its own rules.

Can I use my KiwiSaver to buy in Queenstown?

If you've been in KiwiSaver for at least 3 years, you may be able to withdraw your savings for your first home, leaving a small balance in the account, and put it towards your deposit.

How do I find out about hazards on a Queenstown property?

Start with the LIM from Queenstown Lakes District Council. It covers known hazards such as potential erosion, slippage, subsidence or flooding, but only information the council holds, so a builder's report is a useful second look.

Is a new build in Queenstown treated differently?

It can be. New builds are treated a little differently by many lenders, a smaller deposit can sometimes apply, and a build contract is usually paid out in stages, so it's worth mentioning when you start the check.

Can I enquire about a home in Wānaka or Arrowtown?

Yes. Wānaka is in the same district as Queenstown but it's a different town, and the check works the same for Wānaka, Arrowtown or anywhere else in New Zealand.

Can I enquire from anywhere around Queenstown?

Yes, from Queenstown itself, Frankton, Arthurs Point, Lake Hayes, Arrowtown or any other part of the Wakatipu area.

What happens after I start the check?

We pass your answers to one home loan specialist, who can get in touch, usually within one working day. There's no obligation and no credit check to enquire, and Online Mortgages is a referral service, not a lender or adviser.
