First home buyers Dunedin

First home buyers Dunedin: a local guide

Ōtepoti wraps around the head of Otago Harbour, with hill suburbs looking out over the water and beaches on the south coast, and most of the first home buyers Dunedin sees each year buy a standalone house. Here's a local guide, and a simple way to have a home loan specialist get in touch.

What can you talk through with a home loan specialist in Dunedin?

Whether it's a villa in Caversham, a family home in Mosgiel or something with a view in Roslyn, the questions tend to be similar. How much deposit you'll need, whether a First Home Loan or your KiwiSaver can help, and how a lender looks at your income all come into it, and the answers can differ from one lender to the next.

Answer a few quick questions in our readiness check and we'll pass them to one home loan specialist, who can get in touch, usually within one working day, to talk it through with you.

It takes about 90 seconds, then we put you in touch with someone who can talk through your options, and there's no credit check to enquire.

Dunedin at a glance

A few things worth knowing about the city, whether you've grown up here or you're thinking about the move.

  • Ōtepoti. Dunedin's Māori name. Dunedin itself comes from Dùn Èideann, the Gaelic name for Edinburgh.
  • A Scottish start. The city was founded in 1848 as a Scottish Presbyterian settlement, and George and Princes streets are named after Edinburgh's.
  • The Octagon. Surveyor Charles Kettle placed the eight-sided Octagon at the heart of the city.
  • Gold rush city. After gold was found in Otago in 1861, Dunedin became New Zealand's largest urban centre by the mid-1860s.
  • New Zealand's oldest university. The University of Otago was founded in 1869 and opened in 1871.
  • On an old volcano. The city sits on the rim of an ancient volcano, which is why so many suburbs climb steep hills above the harbour.
  • Baldwin Street. In North East Valley, and described by Te Ara as the world's steepest street.
  • Otago Peninsula. Part of the city, with the royal albatross breeding colony at Taiaroa Head and Larnach Castle, built from 1871.

What's Dunedin like as a place to live?

Dunedin's Scottish roots still show, from the Octagon and the 1904 railway station to the town belt of bush that curves around the inner city, and the hill suburbs look down over the harbour while South Dunedin, St Kilda and St Clair sit on the flat by the beach.

The University of Otago brings thousands of students to North Dunedin each year, and the Otago Peninsula, Mosgiel and Port Chalmers are all part of the city too.

Buying your first home in Dunedin

First home buyers made up about 26% to 27% of Dunedin purchases so far in 2026, according to the Cotality-Westpac First Home Buyer Report published in May, and standalone houses were almost 90% of first home purchases, as they were in Hamilton and Tauranga.

Most lenders look for a 20% deposit, but the Kāinga Ora First Home Loan lets eligible buyers start from 5%, and once you've been in KiwiSaver for 3 years you may be able to withdraw most of your savings towards your first home.

If you're looking at an older villa or bungalow, a builder's report is worth getting before you commit, and if you're planning to do the place up, it's worth mentioning when you start the check so the home loan specialist knows the full picture.

Prices move from month to month, so for up-to-date values around Dunedin, Cotality's Home Value Index is a good place to look.

Common questions

Can I buy my first home in Dunedin with a 5% deposit?

You may be able to with a Kāinga Ora First Home Loan, which has income and other criteria and works the same way anywhere in New Zealand. Without one, most lenders look for 20%, and each lender has its own rules.

Can I use my KiwiSaver to buy in Dunedin?

If you've been in KiwiSaver for at least 3 years, you may be able to withdraw your savings for your first home, leaving a small balance in the account, and put it towards your deposit.

Do first home buyers in Dunedin mostly buy houses?

Yes. The Cotality-Westpac report from May 2026 puts standalone houses at almost 90% of first home purchases in Dunedin, Hamilton and Tauranga, against around 65% to 70% in Auckland, Wellington and Christchurch.

Can I enquire from anywhere in Dunedin?

Yes, from any suburb in Dunedin City, including Mosgiel, Port Chalmers and the Otago Peninsula.
