Tāmaki Makaurau is a city of two harbours and a whole field of volcanoes, and the first home buyers Auckland sees each year have a lot of very different suburbs to weigh up. Here's a local guide, and a simple way to have a home loan specialist get in touch.
What can you talk through with a home loan specialist in Auckland?
Whether you're looking at a townhouse in Hobsonville, a unit in Mt Roskill or a first house out in Papakura, the questions are usually much the same. How much deposit you'll need, whether a First Home Loan or your KiwiSaver can help, and how a lender looks at your income all come into it, and the answers can differ from one lender to the next.

It takes about 90 seconds, then we put you in touch with someone who can talk through your options, and there's no credit check to enquire.
Auckland at a glance
A few things worth knowing about the city, whether you've grown up here or you're thinking about the move.
- Tāmaki Makaurau. One of Auckland's Māori names, often translated as Tāmaki of a hundred lovers.
- Between two harbours. The city sits between two coastlines, with the Waitematā Harbour on the east and the Manukau Harbour on the west.
- A field of volcanoes. The Auckland Volcanic Field has 53 volcanic centres spread over about 360 km².
- Rangitoto. It erupted about 600 years ago, the only eruption in the field that people saw, and it produced as much lava as the rest of the field put together.
- Maungawhau. Mt Eden, at 196 m, is the highest volcano on the isthmus.
- One council since 2010. Auckland Council replaced seven city and district councils and the regional council, so the whole region is run from one place.
What's Auckland like as a place to live?
Auckland stretches from the Waitākere Ranges in the west to the Bombay Hills in the south, so it can feel less like one city than a string of quite different places, from beach suburbs on the North Shore to the bush out west and the busy town centres of the south and east.
Since 2010 the whole region has had one council, which is handy when you're buying, because the LIM, rates and building records for any address all come from Auckland Council.
Buying your first home in Auckland
First home buyers made up about 30% of Auckland purchases so far in 2026, according to the Cotality-Westpac First Home Buyer Report published in May. Standalone houses make up a smaller share of first home purchases in Auckland than in Hamilton, Tauranga or Dunedin, at around 65% to 70%, which the report puts down to a more diverse range of stock.
Most lenders look for a 20% deposit, but the Kāinga Ora First Home Loan lets eligible buyers start from 5%, and once you've been in KiwiSaver for 3 years you may be able to withdraw most of your savings towards your first home.
If you're looking at a townhouse or apartment on a unit title, it's worth reading the body corporate records as well as the LIM, and some lenders look at smaller apartments a little differently from a house.
Prices move from month to month, so for up-to-date values across Auckland, Cotality's Home Value Index is a good place to look.

Common questions
Can I buy my first home in Auckland with a 5% deposit?
You may be able to with a Kāinga Ora First Home Loan, which has income and other criteria and works the same way anywhere in New Zealand. Without one, most lenders look for 20%, and each lender has its own rules.
Can I use my KiwiSaver to buy in Auckland?
If you've been in KiwiSaver for at least 3 years, you may be able to withdraw your savings for your first home, leaving a small balance in the account, and put it towards your deposit.
Do first home buyers in Auckland mostly buy houses?
Most do, but fewer than in some other cities. The Cotality-Westpac report from May 2026 puts standalone houses at around 65% to 70% of first home purchases in Auckland, Wellington and Christchurch, against almost 90% in Hamilton, Tauranga and Dunedin.
Can I enquire from anywhere in Auckland?
Yes, from any suburb in the Auckland Council area, whether that's on the North Shore, out west, in the east or in South Auckland.
