First home buyers Nelson: a local guide
Whakatū sits behind the Boulder Bank at the edge of Tasman Bay, with some of the highest sunshine hours in the country, and the first home buyers Nelson sees each year have suburbs from Atawhai to Stoke to weigh up. Here's a local guide, and a simple way to have a home loan specialist get in touch.
What can you talk through with a home loan specialist in Nelson?
Whether it's a first home in Stoke or Tāhunanui, a unit near the city centre or a do-up in The Wood, the questions tend to be similar. How much deposit you'll need, whether a First Home Loan or your KiwiSaver can help, and how a lender looks at your income all come into it, and the answers can differ from one lender to the next.
Answer a few quick questions in our readiness check and we'll pass them to one home loan specialist, who can get in touch, usually within one working day, to talk it through with you.
It takes about 90 seconds, then we put you in touch with someone who can talk through your options, and there's no credit check to enquire.
Nelson at a glance
A few things worth knowing about the city, whether you've grown up here or you're thinking about the move.
- Whakatū. Nelson is known in te reo Māori as Whakatū, and Heritage New Zealand describes the Boulder Bank as a wāhi tapu connected to the history of iwi occupation of the Whakatū area.
- The Boulder Bank. It's around 13.5 km long and considered the largest formation of its kind in the world. It separates Tasman Bay from the lagoon of Nelson Haven, and Nelson's history is tied to the protection it gives the Haven.
- Settled from 1841. Captain Arthur Wakefield's 1841 expedition found the Bank, sailed in behind it and decided the settlement would be built on its shores. The first settlers arrived in February 1842 on the Lloyds, Fifeshire, Mary Ann and Lord Auckland.
- The lighthouse. The lighthouse on the Boulder Bank was erected in 1862, making it the second permanent lighthouse in New Zealand.
- Sunshine. NIWA puts Nelson City's average at roughly 2,400 hours of sunshine a year, among the highest recorded in New Zealand.
- Te Tauihu. The region is known as Te Tauihu o Te Waka-a-Māui, or Nelson Tasman, and eight iwi are listed as mana whenua. It has beaches, forests and three national parks.
- Abel Tasman. The national park is known for golden beaches, sculpted granite cliffs and its world-famous coast track.
What's Nelson like as a place to live?
Nelson wraps around its haven, with the city climbing the hills behind the waterfront and the suburbs strung along the bay from Atawhai in the north to Tāhunanui and Stoke. The Boulder Bank sits out front, and the Maitai River runs through the middle of town.
The wider Nelson Tasman region has beaches, forests and national parks on the doorstep, and next door in the Tasman District are towns like Richmond, Māpua and Motueka, which many people weigh up alongside Nelson itself.
Buying your first home in Nelson
The Maitai River runs through the middle of Nelson, and in August 2022 the Hanby Park and Clouston Terrace area had significant flooding. Nelson City Council is raising stopbanks, installing flood walls and expanding the floodway into Branford Park, with the work due to finish by June 2027. If you're looking at a home near the river, the council's LIM is where hazard information for the address shows up.
Most lenders look for a 20% deposit, but the Kāinga Ora First Home Loan lets eligible buyers start from 5%, and once you've been in KiwiSaver for 3 years you may be able to withdraw most of your savings towards your first home.
Nelson City and the Tasman District are separate councils, so a home in Stoke or Atawhai is covered by Nelson City Council while one in Richmond or Motueka is covered by Tasman District Council. The check works the same wherever the property is.
Lenders can treat a new build a little differently from an existing home, and a deposit of around 10% can sometimes be enough for one. If you're looking at a newer subdivision, it's worth mentioning when you start the check.
Prices move from month to month, so for up-to-date values around Nelson, Cotality's Home Value Index is a good place to look.

Common questions
Can I buy my first home in Nelson with a 5% deposit?
You may be able to with a Kāinga Ora First Home Loan, which has income and other criteria and works the same way anywhere in New Zealand. Without one, most lenders look for 20%, and each lender has its own rules.
Can I use my KiwiSaver to buy in Nelson?
If you've been in KiwiSaver for at least 3 years, you may be able to withdraw your savings for your first home, leaving a small balance in the account, and put it towards your deposit.
Is flooding something to check when buying in Nelson?
It's worth looking at if the property is near the Maitai River. Nelson City Council has flood works under way along the Maitai, after significant flooding in the Hanby Park and Clouston Terrace area in August 2022, and the council's LIM is a good place to start.
Is a new build in Nelson treated differently?
It can be. New builds are treated a little differently by many lenders, a smaller deposit can sometimes apply, and a build contract is usually paid out in stages, so it's worth mentioning when you start the check.
Can I enquire from Richmond, Māpua or Motueka?
Yes. They're in the Tasman District rather than Nelson City, but the check works the same from anywhere in Nelson Tasman, and from anywhere else in New Zealand.
Can I enquire from anywhere in Nelson?
Yes, from any suburb in Nelson City, from Atawhai in the north to Stoke and Enner Glynn in the south.
